What do you need?

Ironwood Roofing Co. repairs and replaces roofs across Omaha and the surrounding metro. Inspections are free, repair visits start at $350, and most asphalt shingle replacements on Omaha homes run $11,000 to $19,000.

Every estimate starts on the roof, not from the driveway. We photograph the decking edges, flashing, vents and every slope, and you see those photos before you see a price.

We work on asphalt shingle, impact-rated shingle and standing seam metal roofs on homes and small commercial buildings. We do not install flat membrane systems, solar panels or skylights in new openings.

Signs your roof needs a roofer

Roofs here fail in a predictable pattern, driven by hail, straight-line wind and freeze-thaw cycles. Most shingle roofs in the metro have taken at least one hailstorm by year ten.

  • Granules in the gutters. The protective surface is washing off. A little is normal on a new roof. A lot on an old one means the shingles are near the end.
  • Dark bruises on the shingles. Hail knocks granules loose and leaves soft spots you can feel. They do not leak right away. They leak two winters later.
  • Lifted or missing tabs after wind. Once the seal strip breaks, the next storm takes the shingle. One missing tab exposes the nails of the row below.
  • A stain on the ceiling. The entry point is rarely above the stain. Water runs along the decking before it drops.
  • The roof is past 18 years. Standard three-tab shingles in this climate last 15 to 20 years. Past that, repairs stop holding.

Roof repair

We find the entry point, quote the fix, and wait for your approval. A repair visit starts at $350 and most leaks are fixed on the first trip.

  • Flashing leaks. Around chimneys, walls and valleys. We replace the metal rather than caulking over it.
  • Pipe boots. The rubber collar around a vent pipe cracks after about 10 years. It is the most common leak we fix.
  • Missing and creased shingles. Matched as closely as the manufacturer still allows, and sealed by hand.
  • Ice dam damage. We repair the eave and tell you whether the cause is ventilation or insulation.

Roof replacement

A replacement starts with a free inspection and a written estimate with more than one option. Most homes take one to two days from tear-off to final cleanup.

  • Full tear-off. We do not layer new shingles over old ones. The decking gets inspected board by board.
  • Impact-rated options. Class 4 shingles cost more up front and can lower a homeowner's insurance premium in Nebraska.
  • Written warranty. Ten years on our labor, registered manufacturer coverage on the materials.

Storm and hail damage

After a storm we tarp first and estimate second. Same-day tarping runs $300 to $600 and is credited toward the repair if we do the work.

  • Emergency tarping. Usually within hours during a storm event, while the office is open.
  • Photo documentation. Every slope, dated, in a report you can hand to your insurer.
  • Adjuster meetings. We meet the adjuster on the roof so nothing is missed. We do not negotiate your claim for you.

How an estimate works

The estimate is free, takes about an hour, and ends with photos and written options. Nobody needs to be home for the roof portion.

  1. 1You call or send the form. We set a time, usually within two business days.
  2. 2We get on the roof. Every slope, the flashing, the vents and the attic if you allow it. About 45 minutes.
  3. 3You get the photos. Sent the same day with what we found marked on them.
  4. 4You get written options. Usually two or three, with the price of each and what changes between them.
  5. 5You decide. The estimate is good for 30 days. No deposit until you sign.

What roofing work costs in Omaha

Three numbers are fixed and worth stating plainly. Everything else we quote after seeing the roof, never over the phone.

Roof inspection and estimate

Repair visitMost leaks are fixed on the first trip
From $350
Asphalt shingle replacementTypical Omaha home, 2,000 to 2,600 square feet
$11,000 to $19,000

What moves the number most:

  • Roof size and pitch. Steep roofs take more labor and more safety equipment.
  • Decking condition. Rotted boards are replaced at a stated price per sheet. You see them in photos first.
  • Shingle class. Impact-rated shingles add $1,500 to $3,000 on a typical home.

We hold prices through the season, so a quote does not climb after a hailstorm. Financing is available on replacements for qualified homeowners.

Why homeowners choose Ironwood Roofing Co.

  • Photos before prices.

You see what we saw on your roof before any number is discussed.

  • More than one option.

Every replacement estimate has at least two, written out, with the difference explained.

  • Repair when repair is right.

About a third of the leak calls we run end in a repair under $600.

  • Storm-season pricing does not move.

The price in July is the price in March.

Roofing questions we get asked

How much does a new roof cost in Omaha?

Most asphalt shingle replacements on Omaha homes run $11,000 to $19,000. Size, pitch and the condition of the decking move the number most. Impact-rated shingles add $1,500 to $3,000. We give you a written price after an inspection, with at least two options, and the estimate is free.

How do I know if I need a repair or a full replacement?

Compare the damage to the age of the roof. A leak at a pipe boot or flashing on a roof under 12 years old is almost always a repair. Widespread granule loss, hail bruising across several slopes, or a roof past 18 years usually means replacement costs less over the next five years. We show you both numbers.

How long does a roof replacement take?

Most homes take one to two days from tear-off to final cleanup. Steep or complex roofs, or decking that needs replacing, can add a day. We do not start a tear-off we cannot dry in by evening, so weather sometimes moves the start date.

Will my insurance cover hail damage?

That depends on your policy and your deductible, and only your insurer can answer it. What we do is document the damage with dated photos of every slope and meet the adjuster on the roof. We do not promise an outcome, and we do not waive deductibles.

Do you charge for a roof inspection?

No. Inspections and estimates are free, including the photos. A repair visit is a separate thing and starts at $350, which applies when we come out to fix a specific leak.

How long does a shingle roof last in Nebraska?

Standard asphalt shingles last 15 to 20 years here. Architectural shingles reach 20 to 25, and impact-rated shingles hold up better against hail but are not hail-proof. Ventilation matters as much as the shingle. A hot attic takes years off any roof.

What neighbors say

Rated 4.9 from 212 reviews on Google

  • “They sent photos of every slope before they sent a price. The estimate had three options and nobody pushed the top one. Tear-off and new roof done in a day and a half.”

    Dana R. · Papillion · Google review

Owner reply: Thank you, Dana. Glad the photos made the decision easier.

  • “Hail took out half the block in June. Ironwood tarped ours the same afternoon and met the adjuster on the roof the next week. Clear about what they could and could not promise.”

    Marcus T. · Omaha · Google review

Owner reply: Appreciate it, Marcus. We will be back for the gutter guards in spring.

  • “Called about a leak over the kitchen. It was a cracked pipe boot, not the whole roof. $380 and forty minutes. They could have sold me more and did not.”

    Priya S. · Elkhorn · Google review

Owner reply: Thanks, Priya. Most leaks are small. Glad it was a quick one.
