A roof replacement on a typical Omaha home costs $11,000 to $19,000 and takes one to two days. Ironwood Roofing Co. tears off to the decking, inspects every board, and installs the new roof with the estimate you approved in writing.
You get at least two options, usually three. Each one states the shingle, the warranty and the price, and nothing pushes you toward the top one.
We replace asphalt shingle, impact-rated shingle and standing seam metal roofs. We do not layer new shingles over old ones, and we do not install flat membrane roofs.
When replacement beats another repair
Replace when repairs stop holding. The usual line is a roof past 18 years, or damage spread across more than two slopes.
- Granule loss across the roof. Bare patches mean the asphalt is exposed to sun and will crack within a season or two.
- Hail bruising on several slopes. Scattered soft spots cannot be patched one at a time.
- Repeated leaks in new places. Three repairs in two years is the roof telling you something.
- Curling or cupped shingles. The mat has dried out. Wind takes these first.
Shingle options we install
Most Omaha homes get architectural asphalt shingles. Impact-rated shingles cost $1,500 to $3,000 more and are worth pricing in hail country.
- Architectural asphalt. The standard. 20 to 25 years here, with a wide color range.
- Class 4 impact-rated. Tested against a two-inch steel ball. Many Nebraska insurers discount premiums for them. Ask yours before you decide.
- Standing seam metal. Roughly double the cost of asphalt, and 40 years or more of service.
What we check under the shingles
The decking decides how long the new roof lasts, and it cannot be judged until the old roof is off. We price replacement boards per sheet in the estimate so there is no surprise.
- Soft or delaminated boards. Replaced, photographed, and billed at the stated per-sheet price.
- Ventilation. Intake and exhaust are measured against the attic size. Poor ventilation voids most shingle warranties.
- Flashing. New metal at every wall, chimney and valley. We do not reuse old flashing.
What replacement day looks like
Most jobs start at 7 a.m. and are weather-tight by evening. You do not need to be home, but your driveway does need to be clear.
- 1Protect the property. Tarps over landscaping, plywood over windows near the tear-off.
- 2Tear off to the deck. Old shingles and underlayment go into a trailer, not your yard.
- 3Inspect and repair decking. Any replaced board is photographed before it is covered.
- 4Install the system. Ice and water shield at the eaves and valleys, underlayment, flashing, shingles, ridge vent.
- 5Clean up and walk the roof with you. A magnetic sweep of the yard and driveway for nails, then final photos.
If a storm caused the damage, start with storm damage roof repair before booking a replacement.
What a roof replacement costs
The range for a typical Omaha home is $11,000 to $19,000. Your written estimate states one price per option, good for 30 days.
- Inspection and written estimate
- Free
- Architectural asphalt2,000 to 2,600 square foot home
- $11,000 to $19,000
- Impact-rated upgrade
- + $1,500 to $3,000
- Decking replacementOnly where needed
- $95 per sheet
What moves the number most:
- Size and pitch. Measured from the roof, not estimated from the street.
- Layers to remove. A second layer of old shingles adds a day of tear-off.
- Access. Tight lots and tall homes need more equipment.
No deposit until you sign. Half is due when materials arrive and the balance after the final walk. Financing is available for qualified homeowners.

Roof Replacement questions we get asked
How long does a roof replacement take?
One to two days for most Omaha homes. A simple gable roof under 25 squares is usually finished in one. Steep pitches, multiple layers of old shingles, or decking repairs add a day. We only tear off what we can dry in before evening.
Is an impact-rated roof worth the extra cost in Omaha?
Often, yes. Class 4 shingles add $1,500 to $3,000 on a typical home. Many Nebraska insurers lower premiums for them, and they hold up better in the hail we get most years. Ask your insurer for the discount in writing before you decide, since it varies by company.
Can you put new shingles over the old ones?
We do not. A second layer hides the decking, traps heat, adds weight, and shortens the life of the new shingles. It also makes the next replacement more expensive. Every Ironwood replacement is a full tear-off to the deck.
Do I need to be home during the replacement?
No. We need the driveway clear and access to an outdoor outlet. Expect noise from about 7 a.m. Pets and people who work from home are usually happier elsewhere on tear-off day.
What warranty comes with a new roof?
Two. The manufacturer covers the materials, and we register that for you so it is active. Ironwood covers the labor for ten years. Both are written into the contract.
